A Market That’s Finding Its Balance Again


After two years of decline, the Paris real estate market is showing renewed energy in 2025. Prices are up 1.6 % since January, reaching an average of €9 502 per m².


This recovery reflects that quality properties sell quickly, and sellers are adjusting their expectations. The best apartments, bright, well-renovated, and ideally located, are now selling in less than 65 days on average.


While the symbolic €10 000/m² mark hasn’t yet been crossed again, in several arrondissements it’s already far exceeded.




The Most Expensive Neighborhoods in Paris (2025)

The most exclusive addresses remain concentrated in central and Left Bank districts, areas defined by elegance, history, and limited supply.


• Saint-Thomas-d’Aquin (7ᵉ) tops the list at €16 697/m². Calm, refined, and steeped in discreet prestige, it represents the Paris of embassies and ministries.

• Notre-Dame (4ᵉ) follows closely at €16 600/m², offering unique architecture and exceptional heritage value.

• Saint-Germain-des-Prés (6ᵉ) remains the timeless heart of Parisian life at €16 200/m², a favorite among international buyers seeking charm and authenticity.


These districts consistently attract demand for luxury apartments in Paris, where buyers value privacy, architecture, and walkability above all.




The Most Affordable Neighborhoods (Under €8 000/m²)

The contrast is striking. In the 18ᵉ and 19ᵉ arrondissements, a new chapter of Paris is taking shape.

• La Goutte d’Or (18ᵉ) and Pont-de-Flandres (19ᵉ) follow, both under €7 300/m². These neighborhoods combine strong rental potential and long-term value growth.


These evolving districts now appeal to first-time buyers and investors looking to buy an apartment in Paris without sacrificing space.
