Paris Property Market 2026: The Most Sought-After Arrondissements and Where Buyers Are Investing

In Paris, the number of buyers has increased by 3.2% over one year. However, the capital’s property market is now clearly segmented, driven by buyer profiles with very different motivations. Let’s take a closer look.




Today, Parisian transactions are largely concentrated in central districts and in these more “accessible” arrondissements.


According to mortgage broker Meilleurtaux, Paris’s hyper-central neighborhoods are experiencing renewed pressure. High-budget buyers are focusing their searches on the 2nd, 3rd, and 4th arrondissements. The exclusivity of these historic districts continues to attract wealthy clients ready to pay a premium for a piece of the heart of Paris.


By contrast, more budget-conscious buyers are turning to the 13th arrondissement (around €8,694 per m²) and the 15th (about €9,449 per m²). Beyond relative affordability, these areas are popular for their balanced lifestyle, with family apartments still sometimes priced below the symbolic €9,000 per m² threshold.

Wide Price Gaps Across Paris


According to recent SeLoger data, the average sale price in Paris stands at €9,569 per m². But contrasts between districts are striking. Prestigious Left Bank areas remain at the top: the 6th arrondissement leads with an average of €15,447 per m², followed closely by the 7th at €14,827 per m².


Central districts such as the 1st (€12,343 per m²) and the 5th (€11,871 per m²) also maintain high levels, while the 17th arrondissement, at around €10,223 per m², represents a more balanced middle ground. At the lower end, the 19th and 20th arrondissements remain the most affordable, at approximately €8,232 and €8,370 per m² respectively.




Which Paris Districts are Stagnating?


Several areas are showing signs of stagnation, notably the 8th (€12,483 per m²), 11th (€10,079 per m²), 14th (€9,604 per m²), and 16th (€11,245 per m²) arrondissements. According to Meilleurtaux, this inertia is largely due to prices considered too high relative to the perceived charm of these neighborhoods.
