Paris Property Market - Q4 2026 : Prices, Trends & What International Buyers Should Know

The Paris property market in 2026 is showing a more nuanced picture than the city-wide averages might suggest. While some arrondissements are seeing renewed price growth, others — including some of the capital's most sought-after central neighborhoods — continue to experience modest corrections.


For international buyers considering a Paris apartment or pied-à-terre, this means that the question is no longer simply whether Paris property prices are rising or falling. The more important question is: where, and for what type of property, are buyers currently finding the best opportunities?





🥐 🇫🇷 Where Does the Paris Property Market Stand as We Head Into the Final Quarter of 2026?


Over the first half of 2026, several arrondissements have regained momentum:


  • 7th arrondissement: +1.3% — €14,117/m²


  • 9th arrondissement: +0.9% — €10,765/m²


  • 11th arrondissement: +0.9% — €9,938/m²


  • 18th arrondissement: +1.3% — €8,817/m²



The contrast is interesting: price growth is not limited to Paris’s most expensive neighborhoods like the 7th. The 11th and 18th, with average prices still below €10,000/m², are also showing signs of renewed momentum.


At the other end of the spectrum, some of Paris’s most established neighborhoods continue to see a correction.


The 6th arrondissement is down 1.3%, to approximately €14,230/m², while the 1st arrondissement is down 1.6% to approximately €12,195/m².


This is a particularly interesting point for my international clients. For those dreaming of a pied-à-terre in the 6th - Saint-Germain-des-Prés, prices naturally remain among the highest in Paris. But they are easing slightly.


€14,230/m² on average in the 6th arrondissement, down 1.3% over six months is certainly not a dramatic drop — and it is not going to make Saint-Germain-des-Prés “affordable.” But in a market at this price level, even a modest correction can create more room for negotiation and, more importantly, better opportunities for a buyer who knows how to wait for the right property.






🥐 🇫🇷 What Does This Mean for Buyers looking for a Paris Pied-à-Terre?


Some neighborhoods will likely continue to gain momentum, while the more expensive areas may remain under pressure.


For buyers, that is not necessarily bad news. Quite the opposite: a calmer market allows for better decisions. And for an international buyer who cannot always be in Paris to visit, assess, negotiate and react quickly, having someone local on their side can make all the difference.


Paris property prices can vary significantly from one street, building or apartment to another.


An arrondissement average is useful for understanding the broad direction of the market, but it tells you very little about whether a particular apartment is fairly priced. Floor, light, outdoor space, elevator, condition, energy performance, copropriété works and the quality of the building can all have a significant impact on value.


This is particularly important for international buyers, who may be comparing properties across several neighborhoods and relying heavily on asking prices presented online.
